The write-off trap
Banks read your tax return. We read your bank account.
Fuel, maintenance, insurance, depreciation, per diem. Every write-off is smart on April 15 and brutal when a bank underwrites your income off your Schedule C.
That's how a driver clearing six figures gets told they "don't make enough." Non-QM programs fix it by qualifying you on what actually hits your account. You keep every legitimate deduction.

Whatever you haul, however you're paid
Owner-operators with their own authority
You run under your own MC number, book through brokers or a dispatcher, and probably factor some invoices. Your gross is strong and your Schedule C is lean.
See optionsLeased-on owner-operators
You own or lease the truck and haul under a carrier's authority, paid by weekly settlement with chargebacks and escrow coming out.
See options1099 contract drivers
You drive someone else's truck and get a 1099 instead of a W-2. Your pay is real and steady, but there's no employer to verify it the usual way.
See optionsSmall fleet owners
You run two or more trucks, maybe hired drivers, maybe an LLC or S-corp. Equipment depreciation is doing heavy lifting on your tax return.
See optionsLease-purchase drivers
You're working toward owning your truck, with payments coming out of each settlement. You're building a business and want to build equity at home too.
See optionsCompany drivers on a W-2
You get a W-2 and pay stubs, possibly with part of your pay as per diem. Most of the time a traditional loan is the right call.

We speak trucking
No translator needed
Most loan officers have never seen a settlement statement. We package trucker income so underwriters understand it the first time.
We read your weekly settlements the way you do, so the underwriter sees revenue, not confusion.
Deposits from your factor are freight revenue paid early. We package the statements so it's clear.
Company driver or owner-operator, we show you how per diem changes what a lender counts, before it costs you.
Your truck payment gets counted the right way for your program, not double-counted.
MC number, DOT number, carrier lease: we use them to document time in business.
Carrier escrow and fuel advances aren't income, and we back them out before a lender has to ask.

Questions drivers ask us most
Can truck drivers get a mortgage?
Yes. Company drivers, owner-operators, 1099 contract drivers, and fleet owners buy homes every day. The question is which loan program matches how you're paid. W-2 drivers usually fit FHA, VA, or conventional loans. Self-employed drivers whose tax returns understate their income often do better with bank statement, 1099, or P&L programs.
Why did my bank say I don't make enough when I clearly do?
Most banks qualify self-employed borrowers on the net income from their tax returns. If you wrote off fuel, maintenance, insurance, depreciation on the truck, and per diem, your taxable income can be a fraction of what actually hits your account. That's smart tax planning, but it's the wrong number for your situation. Non-QM programs look at deposits, 1099s, or a P&L instead.
Can I get a home loan without tax returns?
Yes, with non-QM programs. Bank statement loans use 12 to 24 months of deposits, 1099-only loans use your 1099 forms, and P&L loans use a CPA-prepared profit and loss statement. Each still verifies your income, just with documents that reflect what you actually earn.
Does per diem count as income for a mortgage?
Generally, no. Per diem is a non-taxable reimbursement, so most lenders don't count it as qualifying income for company drivers. For self-employed drivers, the per diem deduction lowers your taxable income, which hurts on a tax-return loan but doesn't matter on a bank statement loan because deposits are what count.
Does my truck payment count against me?
If the truck loan is in your personal name, it usually counts in your debt-to-income ratio on a traditional loan. If it's paid by your business and you qualify on business bank statements, the payment is already reflected in the expense factor. Either way, it doesn't automatically disqualify you.
Can I do the whole mortgage process from the truck?
Most of it. You can prequalify online, upload statements from your phone, e-sign disclosures between loads, and talk to your loan officer by phone or text. Closing can often be done with a mobile notary at a location that works for you, or with remote online notarization where it's allowed.
