Frequently asked questions

Truck driver home loan FAQ

The questions drivers actually ask, about per diem, write-offs, settlements, lease-purchase trucks, and doing it all from the road. Answered straight.

Can I qualify?

Can truck drivers get a mortgage?

Yes. Company drivers, owner-operators, 1099 contract drivers, and fleet owners buy homes every day. The question is which loan program matches how you're paid. W-2 drivers usually fit FHA, VA, or conventional loans. Self-employed drivers whose tax returns understate their income often do better with bank statement, 1099, or P&L programs.

Why did my bank say I don't make enough when I clearly do?

Most banks qualify self-employed borrowers on the net income from their tax returns. If you wrote off fuel, maintenance, insurance, depreciation on the truck, and per diem, your taxable income can be a fraction of what actually hits your account. That's smart tax planning, but it's the wrong number for your situation. Non-QM programs look at deposits, 1099s, or a P&L instead.

How long do I need to be driving before I can buy a house?

About two years in the industry is the common benchmark, for W-2 and self-employed drivers alike. Many lenders count CDL school or training that led straight into your driving job, and some non-QM lenders consider one year of self-employment when you were driving before that. Every lender sets its own rule, so we check your exact timeline.

I just went from company driver to owner-operator. Do I have to wait two years?

Not always. Lenders look at whether you stayed in the same line of work. Moving from company driver to leased-on owner-operator is a change in how you're paid, not a career change, and some lenders will consider your file with roughly a year of self-employment backed by your earlier W-2 history. Your exact options depend on the lender.

Can I buy a house with a lease-purchase truck?

Yes. Your lease-purchase payment is typically treated as a business expense or a debt, depending on how it's structured and how you're qualifying. On a bank statement loan it's already reflected in your business expenses. On a traditional loan it may show up in your debt-to-income ratio. Bring your lease-purchase agreement and we'll show you how it's counted.

Can I get a mortgage if I'm on the road 300 days a year?

Yes. A home you intend to live in as your principal residence is still your primary home even if you're out on long hauls. Home time, your family living there, your address on your license and tax filings all support it. You can't use a primary-residence loan on a property you'll actually rent out, though.

Can my spouse or team partner apply with me?

Yes. A co-borrower's income, whether W-2 or self-employed, can be combined with yours. Husband-and-wife driving teams often qualify as co-borrowers on the same file.

Income, documents & taxes

Can I get a home loan without tax returns?

Yes, with non-QM programs. Bank statement loans use 12 to 24 months of deposits, 1099-only loans use your 1099 forms, and P&L loans use a CPA-prepared profit and loss statement. Each still verifies your income, just with documents that reflect what you actually earn.

Does per diem count as income for a mortgage?

Generally, no. Per diem is a non-taxable reimbursement, so most lenders don't count it as qualifying income for company drivers. For self-employed drivers, the per diem deduction lowers your taxable income, which hurts on a tax-return loan but doesn't matter on a bank statement loan because deposits are what count.

How do lenders calculate income from bank statements?

They total the qualifying deposits over 12 or 24 months, back out transfers, loan proceeds, and refunds, and average them by month. On business accounts they apply an expense factor (often around 50%, sometimes lower with a CPA letter) to account for operating costs. The result is your monthly qualifying income. Try our bank statement income calculator for a rough estimate.

Do my settlement statements count as proof of income?

Settlement statements are useful supporting documents. They show gross revenue, chargebacks, escrow, and your net pay from the carrier, and they help a lender tie your deposits to real freight. Most programs use them alongside bank statements or 1099s rather than on their own.

I factor my invoices. Will that confuse the lender?

It shouldn't, if we package it correctly. Deposits from a factoring company are your freight revenue paid early, minus the factoring fee. We'll typically include a factoring statement so the underwriter can see where the money comes from.

Should I amend my tax returns to show more income?

Usually not, and you should talk to your CPA before doing anything like that. Amending returns to qualify can cost you more in taxes and may raise questions in underwriting. Non-QM programs exist so you don't have to choose between smart tax planning and buying a home.

I get paid partly in cash. Can that count?

Only income that can be documented counts. Cash that's deposited consistently into your bank account can be reflected in a bank statement review, but large cash deposits will need an explanation. Cash that never hits the bank generally can't be used.

Do I need a separate business bank account?

It's not always required, but it helps a lot on a bank statement loan. When business and personal spending are mixed, it's harder for an underwriter to tell revenue from transfers. See our guide to separating business and personal accounts.

Credit, down payment & debts

What credit score do truck drivers need to buy a house?

It depends on the program. FHA programs are built for lower scores, conventional loans usually want stronger credit, and many non-QM bank statement programs start around 620. Higher scores generally mean more lender options and better pricing. A loan officer can tell you where your score lands today.

How much do I need for a down payment?

It varies by program, credit score, loan amount, and property type, so there's no single number. Some traditional programs offer low down payment options for eligible buyers, and non-QM programs usually ask for more. Gift funds may be allowed on some programs. We'll give you a real number for your file instead of a rule of thumb.

Does my truck payment count against me?

If the truck loan is in your personal name, it usually counts in your debt-to-income ratio on a traditional loan. If it's paid by your business and you qualify on business bank statements, the payment is already reflected in the expense factor. Either way, it doesn't automatically disqualify you.

What is debt-to-income ratio and what's the limit?

DTI is your total monthly debt payments, including the new housing payment, divided by your monthly qualifying income. Limits depend on the program. Some non-QM lenders allow up to around 50% with compensating factors like reserves or strong credit.

Do I need money left over after closing?

Usually, yes. Lenders call it reserves: cash or retirement funds left after your down payment and closing costs, measured in months of housing payments. For drivers with seasonal income, reserves also give you a cushion for a slow freight month or a breakdown.

The process, from the road

Can I do the whole mortgage process from the truck?

Most of it. You can prequalify online, upload statements from your phone, e-sign disclosures between loads, and talk to your loan officer by phone or text. Closing can often be done with a mobile notary at a location that works for you, or with remote online notarization where it's allowed.

Does checking my options hurt my credit?

No. Our prequalification form doesn't pull your credit. When you're ready to move forward with a full application, the lender will need a credit report, and we'll tell you before that happens.

How long does it take to buy a house as a truck driver?

It depends on the lender, the property, and how quickly documents come back. The biggest thing you control is having your statements, IDs, and asset documents ready before you go under contract. Getting prequalified early lets you shop with confidence when your home time comes up.

What does a mortgage broker do that a bank doesn't?

A bank can only offer its own programs. As an independent broker, Matador Lending works with 150+ wholesale lenders, including non-QM lenders built for self-employed income. We match your file to the lender most likely to approve it on good terms instead of forcing it into one rulebook.

What happens after I fill out the form?

A licensed loan officer reviews your answers and reaches out by text or phone at a time that works around your driving. We'll talk through how you're paid, which program fits, and which documents you'll need. If it makes sense to move forward, we'll send a secure application link.

Programs & property

What is a non-QM loan?

Non-QM (non-qualified mortgage) loans are fully underwritten mortgages that use alternative ways to verify income, like bank statements or a P&L, instead of the standard tax-return method. The name describes the documentation category, not the quality of the borrower. They're common for self-employed people of all kinds.

Can I buy a rental property as a truck driver?

Yes. DSCR loans qualify an investment property on its rental income compared with its monthly housing cost, so your personal income isn't the deciding factor. It's a popular way for drivers to build income for life after the road.

Can I refinance or take cash out to pay off my truck?

It may be possible with a cash-out refinance, including bank statement cash-out programs. Rolling truck debt into a mortgage has real trade-offs, so we walk through the long-term cost before you decide.

Can I buy a home in a different state than where my business is based?

Yes, as long as we can lend in the state where the property is. Your business registration and your home can be in different states.

Do you work with hotshot and box truck operators too?

Yes. Hotshot drivers, box truck owners, and other independent haulers have the same documentation challenge as Class 8 owner-operators, and the same programs apply.

Still have a question?

Call or text a loan officer who knows trucking, or start a prequal and we will reach out.
