Buying a Home While You’re On the Road: A Trucker’s Step-by-Step Timeline

A step-by-step timeline for buying a home as a truck driver, including how to prequalify, sign, and close remotely between routes.

Buying a house is hard enough when you’re home every night. When you’re logging miles across three states a week, it can feel nearly impossible to coordinate showings, paperwork, and closing appointments. The good news is that most of the home-buying process can now happen without you setting foot in an office: if you know how to plan around your route.

This timeline walks through what buying a home actually looks like for an owner-operator or company driver, from your first conversation with a lender to the day you get the keys. It’s built around the reality of life on the road, not a 9-to-5 schedule.

Step 1: Get prequalified before you start looking

Prequalification is the first real step, and it’s the one that tells you what you can actually afford. For self-employed drivers, this is also where a lender who understands trucker income matters most. A traditional bank underwriter may only look at your tax returns: where write-offs for fuel, maintenance, and depreciation can make a profitable business look weak on paper. Matador shops your file across 150+ wholesale lenders, including non-QM lenders who use bank statement, 1099, or P&L-based programs designed for income like yours.

Most of this step happens over the phone or online. You’ll need a few months of bank statements or 1099s, a rough idea of your credit picture, and a sense of how much you want to put down. You can do all of it from a truck stop.

Step 2: Gather your documents while you drive (ongoing)

Once prequalified, you’ll need to pull together the documents your loan program requires, typically 12–24 months of business or personal bank statements for a bank statement loan, or 1099s if you’re on a 1099-only program. Keep digital copies in cloud storage (Google Drive, Dropbox, or your bank’s app) so you can upload them from your phone whenever your lender asks. This is the step where drivers most often lose time, simply because paperwork gets buried in a glovebox instead of scanned and saved.

Want to know which program fits how you get paid? It takes about a minute, and there is no credit pull.

Step 3: House hunt around your routes

You don’t have to see every home in person before making an offer. Many drivers rely on a spouse, family member, or trusted friend to walk through properties on video call, or lean on their real estate agent for a detailed walkthrough video. Virtual tours have become standard, and a good agent will work with your schedule instead of expecting you to drop a load to make a 2 p.m. showing.

If you do want to see homes yourself, plan your search around scheduled home time: a week off, a regional run with predictable stops, or a dispatch break. Tell your agent your availability windows up front so they can batch showings efficiently.

Step 4: Submit your offer and go under contract

Once you find the right home, your agent submits the offer on your behalf: this can be signed electronically from the road. If accepted, you’ll move into the underwriting phase, where your lender verifies income, orders the appraisal, and finalizes your loan terms.

Step 5: Underwriting and remote e-signing

This is typically the longest stretch, and it’s almost entirely remote-friendly. Expect requests for additional documentation: don’t ignore these; slow responses are the number one reason closings get delayed. Most lenders now use e-signature platforms for disclosures and conditions, so you can knock out paperwork from a rest stop between loads.

Step 6: Closing day: remote notary options

Closing is the one step people assume requires you to be in a physical office. In many cases, it doesn’t. Remote online notarization (RON) and mobile notary services allow you to sign closing documents electronically or have a notary meet you wherever you are: sometimes even at a truck stop or terminal, depending on your state and title company. If RON isn’t available for your deal, a power of attorney can sometimes let a trusted person sign on your behalf, though your lender and title company will need to approve this in advance.

Frequently asked questions

Can I close on a house without being physically present?

Often, yes: remote online notarization or mobile notary signing is available in many states and for many transactions. Availability varies by state and title company, so confirm this early with your loan officer.

How long does the whole process take?

Timelines vary by lender and loan program, but the biggest factor in your timeline is how quickly documents come back, so having them ready before you go under contract is the best way to keep things moving.

What if I can’t get my bank statements together quickly?

Start early. Set aside time between loads specifically for document collection, and keep everything in one cloud folder so you’re never scrambling at a weigh station to find a missing statement.
